Fiduciary & Advisory Services
RERC offers a wide array of fiduciary and advisory services, including:
- Fairness opinions
- Strategic fiduciary consulting
- Independent fiduciary oversight (valuation, portfolio management, acquisitions, et al.)
RERC practices solely in the field of real estate, making it quite unique among industry competitors where real estate is typically not their primary line of business.
As funds grow and become more far-reaching, transaction conflicts of interest among investment managers, pension funds, and development companies become more common. In order to serve the best interests of all parties (plan participants and beneficiaries), to protect the interests of executives and boards of directors, and to avoid potential conflicts or litigation, fiduciary services have become a critical component of related-party transactions. Fairness opinions conducted by an independent fiduciary have provided funds with the flexibility to internally shuffle portfolios without the additional risk associated with representing both the buyer and the seller.
RERC’s leadership includes some of the most well-respected real estate consultants in the nation, both from an educational perspective and from a hands-on, practical standpoint. RERC’s transaction research and valuation expertise allows its professionals to remain in-tune with market movements, while having a clear understanding of market prices versus market values. Further, RERC’s national consulting experience enables it to remain on top of all aspects of the pricing model, including discount rates, capitalization rates, and growth rates.
RERC is a private real estate firm that remains 100-percent independent, and is registered with the Securities and Exchange Commission (SEC) under the Investment Advisors Act of 1940. Although RERC is an SEC-registered investment advisor, the firm handles no investment money, and thus acts only as an independent consultant or independent fiduciary. RERC’s professional staff is comprised of some of the most well-respected real estate professionals in the nation, and is led by president and CEO, Kenneth P. Riggs, Jr., who has attained the following professional designations: CFA®, CRE, FRICS, MAI, and CCIM.
RERC has leveraged its core competencies of real estate research, valuation, and consulting to become a leader in providing fiduciary and advisory services to pension plans, investment managers, development firms, investors, and owners. RERC is committed to providing all clients with service and results that allow them to succeed in a highly competitive arena. RERC’s independent fiduciary service is a critical component of that commitment.
